What it's actually like
Town Square is a master-planned community developed by Nshama, about 20 minutes south of Downtown Dubai. It's one of those areas that surprises people when they first visit — it's more developed, more pleasant, and more liveable than its relative obscurity in expat conversation would suggest.
Everything in Town Square feels new. The landscaping is well maintained, the apartment buildings are modern, and the town centre area has a genuine high-street feel with cafes, restaurants, and a good supermarket. There's a large park at the centre that gets well used by residents, and the overall atmosphere is noticeably less frantic than denser areas like JVC.

Town Square offers some of the best value rental prices in Dubai for a genuinely pleasant, modern community. The 1-bed price is significantly below what you'd pay in JVC for a similar or smaller apartment.
Facilities
Town Square has good gyms, multiple parks, a growing restaurant and cafe scene, and a community centre with regular events. It's set up as a self-contained community rather than somewhere you drive from to do everything — and it largely delivers on that intention.

Honest verdict
Town Square is underrated. The 20-minute commute to central Dubai is manageable for most people, and what you get in return — modern facilities, genuine community feel, excellent value — is hard to match at this price point. It's up and coming in the best sense: already good, and getting better. Highly recommended for anyone whose workplace isn't in central Dubai.
