What it's actually like

JLT sits directly next to the Marina and at first glance looks like a similar proposition — towers around water, proximity to the metro, restaurants and cafes dotted around. In practice it's a noticeably different experience. The buildings are older, the maintenance is more variable, and the overall feel is more functional than lifestyle-oriented.

It's not a bad area. It's just caught in an awkward middle ground. The rents are lower than the Marina, but not dramatically so. And for what you give up in terms of atmosphere, walkability, and building quality, the saving doesn't always feel worth it.

The honest advice: don't spend the middle. If your budget stretches to AED 90k+ for a 1-bed, spend it in the Marina or Downtown and get the experience to match the price. If your budget is under AED 75k, go to JVC or Town Square and get genuinely good value. JLT's pricing sits in a range where you're paying close to premium prices for a sub-premium product. Most people who move there end up wishing they'd made a cleaner decision one way or the other.

Exception: Some specific towers in JLT are well maintained and genuinely good value. If you're considering JLT, do your research on the specific building rather than the area as a whole.
